My loan is fixed rate, my monthly payment is fairly low, and I put down a large downpayment. But it was my first home, and I find myself wondering if I had a “bad risk” loan or a normal home loan, after hearing constant talk about “the subprime lending debacle”. First of all, don’t let anyone tell you that you can just jump up right now and quit your day job. Unless you have a nice nest egg put away, you will probably have to continue working your normal job until you are making enough on your home business to move to it full time.
Anything that is worthwhile takes a lot of sacrifice. There are no free lunches. To keep working and start your home business, you will be spending even more time working than you do right now. Your goal is to become independent, but until you are, your workload will increase.
You have to decide how much “sweat equity” you are going to invest in your new home business. That means that you have to invest time in your business. The more time you can invest, the quicker your home business can support you.
You may have to work your eight-hour day at your day job, then put in another 2-4 hours on your home business. It’s like taking a second job. It’s hard, but the rewards are great in the long run. Better than a second job, though, your home business will eventually pay you enough so you can be your own boss full time.
But the whole reason I want to work at home is so I can be with my family. I hear that from people all the time. We all want things right away, but we know the truth is that we have to work a long time to get what we really want.
Once your home business is able to support you and you can quit your day job, you will have more time with your family. Until then sacrifices have to be made. That’s the reality of things.
Now, if you can somehow involve your family in your home business, you have the best of both worlds. With small children that is very difficult to do, however, if your children are old enough they can help you achieve the goals you set together for your home business.
If you have teenagers, they can answer emails, help you make or package up the products you sell, and maybe even help you run your website. Use your imagination for ways you can involve members of your family and not only will you be able to spend more time with them, your home business will succeed even faster than going it alone.
A new home business is not the only way you can work from home. Look for jobs that allow you to work from your home computer. See if your boss has work that you can do from home. You may find that you actually have more money working part-time at home than working full-time at your job.
When you take into consideration auto maintenance, parking, gasoline, buying lunch, and all the other expenses directly related to your job, you may be surprised at how much of your paycheck goes into continuing to work at your current job.
Only you can decide if working at home or starting your own home business is for you. If you are not a person who is truly self-motivated and self-disciplined, you won’t succeed without that boss to push you. If you do have those qualities and truly desire to have more freedom and want to work at home where your family is, then working at home will be a great adventure for you.
You have to be willing to make the sacrifices and do whatever it takes to make your new home business a success, but in the long run, when you are your own boss and your business is a success, you will look back and say it was all worth it.

My husband and I are looking for our first home and have fallen in love with a house that is down to the studs in some areas in the middle of a remodel. The home has no structural issues – it is all cosmetic – but does need all new applicances (has none), new walls (70s style paneling in living room), new flooring (has concrete now) etc. Would we need to get a construction loan even though it is structurally okay? How would the mortgage process work for this?

There are so many reasons why I work from home; I would like to cover a few in details. I started working from home because I’m going to college online and I wanted to make some extra money on the side. I didn’t realize my online home business would turn out to be as successful as it is. When I first thought about the idea of working from home six months ago; I just didn’t think it would turn into a full-time job. I now spend more time on my website then I do on my schoolwork. Don’t worry!! I’m still on schedule to graduate in July of ’06 with over a 3.0 grade point average in Human Resource Management. I just never thought how fun it would be to start a website and find ways to make it profitable; believe me, it hasn’t been easy. The best part about owning your own home business is the sense of pride and gratification you get from something you have created. A lot of us have and are still working at a job we can’t stand; we find ourselves not performing up to our capabilities for various reasons. Before I decided to go back to school almost two years ago; I was working as a car salesman for one of the most successful Honda dealerships on the East Coast. The money was fantastic but I didn’t like the atmosphere. I found myself coming to work everyday thinking about other things; when you’re not focused on your job, your performance slips. Even if you’re a great employee, not having focus will drop you performance output just enough to make you unhappy. I left that job to go back to school and it was the best move I’ve ever made. While going to school online I sat around and decided to think of ways to make money online. I knew it could be done; I just didn’t know how hard it was going to be to find the right program. I researched quit a few programs and spent some money; let me rephrase that last statement; I wasted some money. There are so many home business scams out there promising whoever signs-up with them will get rich overnight; well, there’s no such thing.
Another reason I work from home is the ability to learn from and meet new people; if you start your own home business; you better be prepared to work with others; the only way to make it in this business is by learning from those who are already successful. I’ve been in this business for only six months and I consider my self pretty good at this home business game; I say game because that’s the way you should treat it. For Pete’s sake, you’re working from home, you don’t have a boss who’s nagging you, and you make your own hours, it doesn’t get any better than that. You have to treat this like it’s the greatest thing that has ever happened to you; if you don’t, you’ll get burned out. Don’t get upset if you have a bad month or get behind on your website maintenance; sometimes it’s good to take a break and get reenergized.
